Our Samarth Nagar plot house is 35 years old - should we redo everything or just upgrade the MCB?
Depends on the actual insulation health, not the age. Our technician runs an insulation-resistance (megger) test during the ₹199 inspection visit. If the readings on the bedrooms and living room are still healthy and you have not had repeated tripping, an MCB / RCCB board upgrade with new dedicated AC and geyser circuits is usually enough. If insulation has dropped or you've had repeated MCB trips or shocks at switchboards, we recommend zone-rewiring - kitchen and bathroom first, then the rest. No need to gut the whole house in one go.
Earthing pit is in the front yard but I have never seen anyone touch it. Should we dig it up?
You should measure first. We use an earth-resistance tester and read the actual resistance in ohms - anything reliably below 5Ω is fine. Above that, especially in dry summer months, we open the inspection chamber, top up with bentonite / salt-charcoal mixture and re-test. A full pit re-dig is needed only if the electrode has corroded through, which we can see during inspection.
We added an AC and geyser later - was the original wiring meant for this?
Almost certainly not. Houses built before about 2005 in Samarth Nagar were typically wired with 1.5 sq.mm copper for everything - that is fine for fans and lights, but undersized for a 1.5-ton AC or a 25-litre geyser. The right fix is to run a dedicated 2.5 sq.mm circuit back to the main DB for each big appliance, with its own 16A or 20A MCB. We can usually run this in a half-day without breaking walls - through skirting conduit or under the existing false ceiling.
