Overview

What does AMC include?

An AMC converts unpredictable breakdown repair costs into a known, budgeted line item. The core of any AMC is scheduled preventive visits - inspection, testing, tightening and cleaning - that catch faults before they fail. Add priority breakdown response and written visit reports, and you have a maintenance program that works. We offer AMC for factories, hotels, schools, offices, hospitals and housing societies across Chh. Sambhajinagar (Aurangabad).

Included in this service

  • Scheduled preventive maintenance visits (monthly, quarterly or semi-annual - agreed at contract time)
  • Panel board inspection - visual check, thermal check, contact condition
  • Cable and termination inspection - loose connections, insulation condition
  • Earth continuity and earth-resistance testing (calibrated earth tester)
  • Insulation resistance (megger) testing for motors, cables and switchgear
  • ELCB and RCCB trip-time verification with a calibrated tester
  • Switchgear inspection - MCBs, MCCBs, contactors, overload relays
  • Earthing bus and bonding check
  • Written visit report after every scheduled maintenance visit
  • Priority emergency breakdown response during contract period
  • Annual summary report with findings, actions taken and recommendations

Scope of work

What happens during a AMC visit?

Specific activities covered in a typical engagement. Scope varies by project - this is a representative list, not a fixed contract.

  • 1

Initial site survey - load profile, number of panels, motor count, cable run length

  • 2

Contract scope definition - what is included (and what is not) is written clearly before signing

  • 3

Scheduled visit calendar prepared at contract start

  • 4

Each visit: panel inspection, cable check, earthing check, IR testing, RCCB/ELCB verification

  • 5

Visit report issued within 24 hours of each visit - observations, readings, corrective actions taken, pending recommendations

  • 6

Breakdown calls handled on priority (response time as agreed - typically within 4-8 hours in city limits)

  • 7

Materials consumed during breakdown repair billed separately (not included in AMC fee)

  • 8

Annual summary report with trend analysis and capital replacement recommendations

Process

How does the AMC process work?

From inquiry to handover. Steps may vary depending on project size and site-specific conditions.

1

Site survey

We visit the property, count panels, motors and main distribution points, note the installation age and condition, and assess what a realistic maintenance scope looks like.

2

Contract scope and pricing

We prepare a written scope document listing exactly what each scheduled visit covers and what the exclusions are. Materials consumed during breakdowns are always billed separately - AMC covers labour and scheduled visits, not parts.

3

Kick-off visit

First visit establishes a baseline - we document readings (earth resistance, IR values, load current) so future visits can show trends. Defects found in the first visit are reported with a recommended action plan.

4

Scheduled visits

Each visit follows a fixed checklist. Panel, cables, earthing, switchgear, motors if in scope. A visit report is issued within 24 hours with readings and observations.

5

Breakdown response

AMC clients get priority scheduling. We aim to respond within the timeframe agreed in the contract. Emergency work outside scheduled visits uses the same engineering team.

6

Annual review

End-of-year summary with trending data (earth resistance values, IR readings) and a recommendation for capital replacements or upgrades that the preventive program flagged.

Standards

Indian Standards we align with

Our work for this service is aligned with the following Indian Standards and statutory regulations.

  • IS 732:2019 - Code of practice for electrical wiring installations
  • IS 3043:2018 - Code of practice for earthing (earth-resistance limits)
  • IS 5216 - Safety procedures for electrical work
  • IE Rules 1956 (applicable to factory installations)
  • IS 13947 - Low-voltage switchgear and controlgear (MCB, MCCB standards)
Why Shaats

What differentiates us

Honest differentiators - what we actually do differently.

  • Written visit reports every time - not a verbal summary. The report has the date, readings, observations and what was done. This is what your auditor or insurance surveyor will ask for.
  • Scope defined in writing before signing - no ambiguity about what the AMC covers.
  • Engineer-led visits - the person who does the maintenance understands the system, not just a helper following a checklist.
  • Flexible schedule - monthly for high-criticality facilities (hospitals, hotels), quarterly for most factories, semi-annual for smaller installations.
  • Transparent breakdown billing - materials for repairs are billed at cost + service charge. Nothing is bundled silently into the AMC fee.
  • Priority emergency response - AMC clients are not behind non-contract calls in the queue. Our target is to have an engineer on-site within 4 to 8 hours for breakdown calls inside city limits, including MIDC Waluj and Shendra.
FAQ

Common questions about this service

If your question is not here, WhatsApp us directly - we will give you a straight answer.

What is included in a standard electrical AMC?

A standard AMC includes scheduled preventive maintenance visits (frequency agreed at contract time), panel and cable inspection, earthing checks, IR and RCCB testing, and a written report after each visit. It also includes priority scheduling for emergency breakdown calls. Materials consumed during breakdown repair are billed separately.

What does an electrical AMC cost for a factory in Waluj or Shendra MIDC?

Rough benchmarks for MIDC factories: small factory (up to 50 HP total load, 1-2 panels, quarterly visits) - roughly Rs 20,000 to 35,000 per year. Medium factory (50-150 HP, 3-5 panels including MCC, quarterly visits) - roughly Rs 35,000 to 70,000 per year. Hotels and commercial buildings on monthly visits typically fall in the Rs 30,000 to 60,000 per year range. These are indicative - the actual quote depends on a site survey. We do not quote AMC without first seeing the installation.

How is the AMC fee calculated?

AMC fee depends on the size of the installation - number of panels, connected load, motor count and visit frequency. We assess this during a site survey before quoting. There is no standard per-unit price because a small shop and a 500 kVA factory have completely different maintenance requirements.

Do you carry out repair work during scheduled visits?

Minor tightening, cleaning and adjustment are included in the scheduled visit. Any replacement of parts (MCBs, cables, contactors) or rewiring is treated as additional work and billed separately. We will not carry out work and then surprise you with a bill - we tell you what is needed, get your approval, then proceed.

What is the minimum contract period?

Typically one year. This gives enough time to run at least 2-4 scheduled visits and establish baseline readings. Month-to-month arrangements are possible for clients who want to trial the service first.

Can you cover our factory in Waluj MIDC?

Yes. We cover Waluj MIDC, Shendra MIDC, Chikalthana MIDC and the broader Chh. Sambhajinagar (Aurangabad) area. For factories further away (Jalna, Paithan town), we discuss case by case depending on visit frequency required.

What happens if a major fault occurs outside scheduled visits?

AMC clients get priority response for emergency breakdowns. Response time depends on the time of day and our workload, but it is always faster than a non-contract call. We will send an engineer to diagnose and stabilise the situation first, then plan the repair.

What is the difference between an AMC and a one-time electrical project contractor?

A project contractor installs or upgrades your electrical system and then leaves. An AMC is an ongoing relationship - scheduled preventive visits, written reports, and priority breakdown response through the contract period. Most project contractors in MIDC focus on capital work (substation installations, panel manufacturing, cable laying). An AMC provider focuses on keeping what you already have running reliably. The two are not the same, and you generally need both at different times.
