How does the Preventive Maintenance process work?

Initial baseline visit
First visit establishes a baseline. We record IR values, earth-resistance readings and load balance measurements. Any defects found in the baseline are documented and discussed before starting the preventive program.
Maintenance schedule
Dates for the year are fixed in advance based on the agreed frequency (monthly, quarterly, semi-annual). You know when to expect us and can plan any partial shutdown if required.
Each visit - checklist execution
We follow the agreed checklist. Every item is ticked off with a reading or observation. We do not just look and leave - we tighten what is loose, clean what is dirty and test what needs testing.
Visit report
Within 24 hours: observations, test readings, corrective actions taken in the visit, pending recommendations that need further work. You have a written record of what was done and what remains.
Defect follow-up

How often should electrical preventive maintenance be done?
Depends on the facility and the load. A factory running three shifts with heavy motor load should have monthly checks on critical circuits and quarterly full maintenance. A hotel or school typically manages well with quarterly visits. A small office building may need only semi-annual checks. We assess the facility and recommend a schedule based on what is there, not a default frequency that may not be appropriate.
What is the difference between preventive maintenance and breakdown maintenance?
Preventive maintenance is scheduled and proactive - you visit regularly, find developing faults (loose connections, degrading insulation, rising earth resistance) and fix them before they fail. Breakdown maintenance is reactive - you respond after the failure. Breakdown maintenance costs more because it is unplanned, often happens at inconvenient times, and always involves some production or operation loss. Preventive maintenance has a visible cost; breakdown maintenance has a hidden one that is usually much higher.
Do you carry out the maintenance work or just inspect and report?
We do both. During the visit, we perform the maintenance - tightening, cleaning, testing. Minor corrective work (tightening a loose termination, replacing a damaged cable end) is done in the visit. Larger work (replacing an MCCB, rewiring a circuit) is documented and quoted separately. You decide what to proceed with.
What instruments do you use for preventive maintenance?
A calibrated digital insulation resistance tester (megger) for IR testing. A calibrated three-point earth tester (not a continuity tester) for earth-resistance measurement. A calibrated RCCB/ELCB tester for trip-time verification. A clamp meter for load and three-phase balance measurement. We do not do visual-only maintenance and call it a check.
